What's different in South Florida

Condo and HOA rules govern a surprising amount of small work here. Flooring, water heaters and anything touching a shared wall or the building exterior often need association approval plus a certificate of insurance from whoever does the work. Hurricane shutter hardware is its own recurring seasonal job. Sort the association paperwork before the work is scheduled, not after someone knocks on the door.
