What's different in South Florida

South Florida property insurance moves faster than almost any other line in the country. Carriers enter and leave, deductibles are written as a percentage of the insured value rather than a flat figure, and flood is nearly always a separate policy from the one you think covers water. Roof age drives eligibility more than almost anything else — many carriers simply will not write a roof past a certain year. Review annually, and read the wind deductible before you need it.
