- What are this association's reserves, and is an assessment pending or likely?
- What will insurance actually cost on this property — a real quote, not an estimate?
- How did you arrive at this price, and which comparable sales support it?
What's different in South Florida
The South Florida condo market now turns on things that barely came up a few years ago: milestone structural inspections for older buildings, mandatory reserve funding, and special assessments that can land mid-transaction. Insurance is the other one — a quote that comes back higher than expected can end a deal outright. A good agent pushes you toward the association's finances and a real insurance number early, not at inspection time when you are already committed.
